NEW CLUBHOUSE FLOORING

As many of you are aware from notification sent by Gigi at APM, the clubhouse great room and billiards room now have commercial-grade vinyl plank flooring.  The carpeting in both rooms was showing strong signs of wear and tear with areas of carpet unraveling and mulitple, recurring stains on the great room carpet.  

For over a year, the board discussed replacing these floor surfaces due to normal wear and tear and damage resulting from frequent use. Ultimately, the decision was tabled in 2022 with the understanding that we would revisit a decision on clubhouse flooring in 2023.   Postponing the project until this year enabled the board to fund this floor replacement project through our operating account.  NO RESERVES were used to complete this project. Over this past year, we have continued to build our reserves by making fiscally prudent spending decisons in other areas of the budget, resulting in a stronger overall financial position.  The board is committed to continuing to build reserves in this manner.

Board member John Muscara graciously volunteered to secure estimates and meet with vendors last month.  After reviewing the estimates, the board agreed that Empire Carpet had the best options available.  They also promoted the vinyl plank flooring as a product that will be more durable to high traffic and can be more efficiently maintained.  

The commitment with Empire was finalized three weeks ago, and was scheduled based on their availability and the board's intention to get the job done quickly with minimal inconvenience.

Empire guaranteed that their work would be completed by the end of the day on Wednesday.  They exceeded our expectations and finished the job the same day they began, on Tuesday, so that the clubhouse was once again fully available to all on Tuesday night.  

As always, the board thanks our residents and neighbors for trusting our ability to make decisions that are fiscally prudent, efficient, and in the best interest of the community, with the least amount of inconvenience to all.
