Dryer Vent Cleaning - SPRING 2024

Dear Residents,

The cleaning of dryer vents is an essential responsibility of all homeowners to prevent risk of fire which in turn results in loss, destruction, and increased condominium insurance premiums.

Recently dryer vents in certain homes in Phase 1 were inspected as part of the warranty claim against the sponsor and some homes were found to have defects that were not up to code.  The sponsor responded by having Cool Power perform additional inspection and repairs on these homes.  

In the process of Cool Power performing their inspection, they identified homes with severly clogged dryer vents and informed our property manager that these homes were in extreme danger with excess lint at the roof vent creating a fire hazard.  See photos below.  

All residents in Units 1 - 77 must have their dryer vents cleaned during 2024.  Units 78 - 148 must have their dryer vents cleaned in 2025.  This can be arranged through our property manager, Gigi, by emailing her at ggiordano@accreditedpm.com, and requesting that she place you on the list for dryer vent cleaning.  She will inform you of the  date once she has arranged for service.  You will be charged on your HOA monthly invoice for this service, which is around $100 +/-.  You may also opt to have your dryer vents cleaned independently but you must notifiy Gigi prior to the service, and your selected vendor must submit a certificate of insurance to Gigi prior to the service being performed..

Please also remember to clean your dryer lint trap after every drying to prevent excessive lint buildup in your dryer vent, which creates a fire hazard.
